Real Estate investing simplified

When time comes to buy the identified site we ask the investor to put funds in our account  for site acquisition. The property is secured thru funds from investor. The title is now owned by the investor/3 Squared . When 3 Squared sells the project to end user then the investor releases project   to the buyer.  The investor will then receive their entire initial investment as well as the 10% will be paid in full. 3 Squared to have 12 months for from initial investment to sale of the site.

The goal is to sell the site within 6 months or sooner, but return of the initial investment as well as the 10% profit will be set to 12 months from investment. The investor cannot remove invested funds once they have been committed to investing in 3 Squared.

3 Squared knows the investing can be scary, but our process is as safe and secure as real estate investing can be. We do all the work on the front end on our dollar (survey/engineer/architect/traffic study/Attourny/approvals, act).  Once ready for investor the project/investment has VALUE. What better way to way  to secure a investment then by controlling the investment that has more value once approved!

Examples would be....

3.5 acre site in Meriden purchased for $65,000. Three squared got full approval for 21 condos. New value at 1M FULLY APPROVED. Investors money is secured by site worth 10X original investment!

Former BOA building purchased $300,000 and Three Squared got re use approved for 33 residential units and 5 commercial. Initial investment secured by value of 1.3M approved project. Investors money is secured by almost 5X original investment!
